Kitchen extensions, side returns and two storey builds across Birmingham, from a local team based in Bromsgrove.
An extension is the surest way to get the kitchen, the extra bedroom or the downstairs space you want without the cost and upheaval of moving. Most of the extensions we price in Birmingham are open plan kitchen diners on the back of a 1930s semi or a side return on a Victorian terrace.
We are based in Bromsgrove and build right across the city. Paul, who runs MTR, has 24 years of building experience and stays on every job from the groundworks to the final coat of paint. We take on one or two builds at a time, so the same team is on your site every day.
Every quote is written and itemised, with the build price and the finish options shown separately. Nothing is paid up front. You pay in stages as the work is done.
The open plan kitchen diner with bifold or sliding doors onto the garden. Usually 8 to 16 weeks on site.
We build the shell and fit the kitchen, with budget, mid and high spec options priced separately so you can choose where to spend.
On terraces and many semis the narrow strip down the side can be built over to widen the kitchen. Often paired with a rear extension in an L shape.
A bedroom and bathroom upstairs with living space below. Better value per square metre than single storey because the foundations and roof cover twice the floor area.
Side and rear together for the biggest ground floor change. Usually needs full planning permission.
Many single storey rear extensions are permitted development: up to 3 metres deep on a semi or terrace and 4 metres on a detached house, no more than 4 metres high. Under the larger home extension scheme those depths rise to 6 and 8 metres, after the council notifies your neighbours.
Side extensions under permitted development must be single storey and no wider than half the original house. Two storey extensions almost always need a full planning application to Birmingham City Council, which usually takes about eight weeks to decide.
Conservation areas and Article 4 areas, including parts of Kings Norton, Moseley and Bournville, remove some of these rights. We check your address before any drawings are done.
Every extension needs building regulations approval for the foundations, drainage, steels, insulation and fire safety. If you build near a shared wall or dig foundations close to a neighbour, the Party Wall Act applies. We explain both at the survey and handle the paperwork.
Build costs for a single storey extension typically run from about £1,800 to £3,000 per square metre before VAT, so a 3 by 6 metre kitchen extension is roughly £32,000 to £54,000 before the kitchen and fees. Our extension cost guide covers it in detail.
Often not, if it stays within permitted development. We check the rules for your house at the survey and can apply for a Lawful Development Certificate so you have it in writing.
A single storey extension is usually 8 to 16 weeks on site and a two storey 12 to 22 weeks, depending on size and finish.
Almost always. We keep the existing kitchen running for as long as possible and only break through at the end. We will plan a temporary kitchen with you if needed.
No. You pay in stages as the work is done, never before it starts.
